What Determines a Closing Date?

Closing dates are a very important part of the real estate process. This is the date when everything is finalized and the house or property becomes yours! Closing dates can have a lot of determining factors that you will want to consider when you are getting ready to buy a house. Arrowhead Title is the best closing company at the Lake of the Ozarks, and we are here to help you navigate the closing date so you are prepared. Keep ready to learn more!

Underwriting

The underwriting process can be a very long and tedious process. If you are buying your first home, then it could take even longer. Your lender should be able to give you a good idea of how long this will take. While the underwriters are an unbiased third party, most lenders will have a lot of experience and can tell you about how long it will take for them to go through the necessary materials to get you approved.

Title Company's Availability

Your title company is where the closing appointment will be scheduled, so you will have to work with them to find a time that works for their team. At Arrowhead Title, we are professional and considerate to help you pick the best date possible for your closing.

TILA-RESPA Integrated Disclosure Rule

This is a long, technical way to explain how much time the lender must provide you to look over your disclosure documents. This rule helps protect you from being rushed and not understand the document well enough before going into closing. In short, the lender must provide you with three full business days to review the disclosure. The closing date cannot be scheduled before that time frame. If your lender has to send you a new disclosure document that has certain changes, then your closing date may have to be pushed back in order to follow this rule. Title Issue

Arrowhead Title will do a detailed search to find out if there are any issues associated with the title on your property. While most title issues can be solved, it can take a long time and could potentially delay the closing date. The whole sale could even fall through if the problem can't be resolved or takes too long.
