Again, you don’t want to lose out on any potential buyers because of pricing it so much higher than other homes of the same value available on the market.

What they may not recognize is how much work and investment the realtor puts in behind the scenes to get your house seen and make the sale happen. The cost of NOT hiring a realtor should not be underestimated.
