Tips to Help You Prepare When Selling Your Home at Lake of the Ozarks

It is always exciting to think about selling a home and starting a new chapter in life.  We understand that you have a lot of time, money and memories invested in your home and you want the sale to go as smoothly as it can and make as much money as possible.  At Arrowhead Title, we help a lot of clients through the process of selling a house at the Lake of the Ozarks.  So, we thought we would share with you several things you can do to prepare your home for sale that will help you in that goal.

Curb Appeal.

Because curb appeal has a huge effect on the buyer’s first impression, it is worth the effort you put into it.  First, inspect your lawn and landscaping to make sure it looks well maintained and inviting.  You might add some brightly colored flowers for a pop of color and some potted plants to frame the doorway or front porch.  Remove toys and garden tools and anything that could be distracting or look cluttered.  Make sure everything looks clean from the siding to the sidewalk, windows and roof, etc.  If the house does not have shutters, adding some with a contrasting color can really update the style.  Repainting your front door can also give a great boost to the way the house looks.  Some of the more popular colors include red, yellow, blue, and black.

Clean & declutter.

While buyers know the home will be cleaned and empty when they move in, they can still be turned off by dirty or cluttered parts of the house or yard.  It is a great idea to remove everything except just want you want to be seen.  Sometimes that may mean utilizing self-storage for your things while you are in the process of showing your house.  Even too much furniture or over-sized furniture may need to be removed to allow the buyer to feel the true size of each room.  Leave only what looks good for staging, then make it sparkle.  A deep clean is well worth it and hiring a professional may be even better.

Make it neutral.

Every person has their own personality and different things that appeal to them.  Your style may not match that of your buyers, but that is no reason to lose a sale or make less money.  That is why it helps to depersonalize your home before showing it.  Consider your décor and your paint colors and make them neutral but nice.  Less can be more, especially when it comes to color.   White, beige, gray and greige are your best bet to appeal to the largest number of people.

Make it appealing.

Open the curtains, let in the natural light, and make sure it smells fresh!  Smell can make a big impact, good or bad, and buyers don’t want to wonder if the candles or room deodorizers are masking something.  That is yet another advantage to deep cleaning everywhere.  Even something as simple as staging the kitchen or dining room with refreshments or bowls of fruit or vases of fresh cut flowers can help make your house feel more like a home the buyer can see himself living in and enjoying.  Don’t forget the outside either.  Just an outdoor table set or fire pit can really emphasize the value of outdoor living space and the lifestyle that comes with the home they are buying.
